Our team consists of former county assessors personnel, certified public accountants, and certified general appraisers. We believe that in order to achieve our stated objective of reducing our clients’ tax liability, we must know the market better than the assessors do. Our size, resources, and expertise enable us to effectively represent both small property owners and the largest national clients through our San Jose Office.
Annually, the assessors throughout the country publish property values which ultimately determine the owner’s tax bill amount for the upcoming year. This is a complex process that is teaming with errors and inequities. The result is a tax liability that typically represents an owner’s largest expense other than debt service. These taxes are often viewed as fixed expenses and are rarely questioned. This simply means that most people pay more than their fair share in property taxes.
Fortunately, property owners have the right to protest their property taxes by challenging the assessor’s opinion of value through the multi-level appeals process. This, too, is a complex, time consuming procedure that differs in every state. When successfully negotiated, this process can yield a large tax savings or refund to the owners. The key is to seek a competent consultant and to appeal excessive property values as necessary.
The fact is, regardless of the size of their investment, property owners cannot afford to continue paying increasingly higher tax bills without challenging their validity. We are known for the ability to provide a high quality service to our clients at a very reasonable cost. Compensation for our service may be billed on a contingency basis - no tax savings, no fee! We also offer the flexibility of flat fees or hourly rates, depending upon client’s needs.
